Mortgage rate market trends

Market averages across loan types, not a quote. Your actual rate depends on your credit, down payment, loan program, property, points and lock period. Want real numbers for your situation? Just ask.

What these numbers are, and what they aren't

  • They're national averages of actual rate locks made through Optimal Blue's pricing engine, updated nightly with the prior business day's locks, per Optimal Blue's published methodology.
  • They aren't adjusted for points or credits. Borrowers who paid to buy their rate down and borrowers who took a higher rate for lender credits are averaged together.
  • They aren't a quote from me and they aren't your rate. They don't include APR, closing costs, mortgage insurance, taxes or insurance.
  • Use them for direction, not decisions. Whether rates rise, fall or sit still, your plan should work with the payment you can actually lock.

Already own a home?

A market move alone isn't a reason to act. If you're weighing a refinance or tapping equity, I'll look at your actual loan and tell you plainly whether anything makes sense, including leaving it alone.
