Before you borrow against your home, it helps to compare the choices side by side. Sometimes the right answer is a HELOC. Sometimes it's something else. And sometimes it's keeping the mortgage you already have.

Keep your current mortgage

If you have a rate you like, leaving your first mortgage alone is often worth protecting. It may also be the right answer if you don't need to borrow at all.

A HELOC

A line of credit secured by your home. Many HELOCs have variable rates, and payments usually change when the draw period ends and repayment begins. Some are structured differently: the NEXA Home Equity Line, for example, funds the full amount up front at a fixed rate, and any later draw is priced when you take it. I'll walk you through how the specific product works.

A fixed second mortgage

A lump sum with a fixed payment, where a lender currently offers one. Product and state availability change, so I confirm what's actually available before recommending it.

Something else

A cash-out refinance, a different structure, or waiting. Which one fits depends on your current loan, how long you'll stay and what the money is for.

Worth knowing before you decide

  • Equity and repayment ability both matter. Having equity doesn't by itself mean a loan makes sense or that you'll qualify; income, debts and credit count too.
  • A lower monthly payment doesn't always mean a lower total cost. A longer term or a variable rate can cost more over time.
  • A HELOC's payment can change. Variable rates move, and the payment typically rises when the line moves from the draw period into repayment.
  • Borrowing against your home is secured by your home. If you can't repay, you could lose it.
  • Keeping your existing mortgage can be the right answer. I'll tell you if that's what the numbers say.
